Did you have the properties already identified along with specific returns etc. or did you propose a hypothetical deal structure and get his agreement first before finding specific properties that fit your investment criteria? 

Definitely be careful, as most nationwide brokers will incorrectly rate you for traditional property management insurance, which almost always applies to LTRs and specifically excludes STRs in the fine print. 

Even in an area like Lynn (North Shore) the margin between gross monthly income and all expenses based on an $800k property would net us approx $-2500/mo.

Even 10% over whatever your PITI ends up being is very slim margins.

Those plans are specifically for your site, but I guess the worst that can happen is they copy your ideas for the floorplans, elevations, etc, but I think most GC's are too busy for all that.
