I have never heard of a program like that - I would be doubtful if it is worth it  - Understand a little about owner's motivation to sell. if a building is on the market for sale by FSBO, by agent or public auction - those sellers listing to sell are motivated - they may try to hide there desire to sell and say things like ''I ain't going to give it away!"

However, I recognize I still have much to learn.I would highly value advice from veteran investors on finding the right opportunities, understanding regulations, financing projects, and overall best practices.

Here is her current situation, if you can help me understand a bit more. - both husband and her have w2s, she would quit her job to focus on RE full time. - they have 3 local and 3 out of state long term rentals.- the 3 local need a lot of work, she has been cutting rent due to not having updated flooring, appliances, etc.

So yeah, if you plan to hold it for the long-term, you're about as solid as any other investment.

I have children as well, and I completely understand how things may look appealing to them.

Shawn, I'm trying to understand your logic here... why would you want to buy a property in your 401k and then sell it to your LLC?

If you trust him, and have a solid foundation from the beginning ( which you should, otherwise don't use him ) ask him what his compensation is, and compare it to others to see where he stands.

I’d take a solid look at the market you want to invest in and start figuring out rents and determine how much more cash flow you can generate if you sell the duplex and buy a replacement property.
