I don't allow dogs as they bark  when left alone, disturbing other tenants AND need a yard.Singles can be problematic *IF* they're into partying.I love families and they have demanding lives which keeps the out of trouble.

If the heater is 6-10 yrs old and you haven't maintained it by replacing the anode rods, you could go ahead and replace it just to sleep in peace at night.

No one wants to pay more than they have to, but I don't lose much sleep over slightly moving interest rates. 

While an Umbrella Liability insurance policy is not a requirement, it is highly recommended, if only to help you sleep at night.

The question is not “will it make money” The question is “can I handle dealing with drunk people on vacation sleeping in my house”

Hello,I came across a multifamily which is a 5-plexThe seller’s agent showed a vacant apartment when I was there as they don’t want to disturb tenants on casual inquiries.

As you probably know you can even hire an experienced property management company that will let you sleep and not worry about the phone ringing at night or the weekends.

Are units 2&3 willing to make their complaints in writing and call the police for the disturbances? 

Wash up great, tough and sleep cool and crisp.

But I might be weird, I find value in the other aspects that most people don't think of, like a better property, better quality tenants, calmer mind, better sleep, etc..... :-)
