Hey @Andrew Singer - To be completely honest, I've found it hard to find a Chicago broker that I know, like, and trust, but importantly will keep working for me on a regular basis (quarterly minimum) to review and look for potential savings.I have a couple of good guys, but no one so far that is a grand slam. 

Both sides have been rented out and the last second repairs are finally getting complete.

I completely disagree with the advice given repeatedly above that you should have any sort of dialogue or explanation for a rent increase.

Thank goodness hardly anyone does that because it would have knocked us out of the STR industry completely!

If you want projections into the future, I suppose you could simply do some math for how much principle you'll pay in over the next 6 months, 1 year.

Mine are simply named after the street they are on.

We are completing a renovation on a Live and Flip and just used a Blue Iris Homes and they were amazing. 

I simply called her and had a conversation about what was available in the area that would fit what I was looking for.

Rehab took longer than expected due to contractor issues but we were able to find a new contractor, complete the work and get the property sold.

I'm pretty sure BP has an article about realtors working with investors that is definitely a good thing to read up on. other than that be ready to spend a little money, be ready to run comps, and re-hab "numbers"  on properties for your investment side all around just prepare yourself and soak up as much information as you possibly can because learning the realtor side of the real estate world and the investment side are two, I wouldn't say completely different things but there is a lot more information to stack on top of the realtor knowledge.
