3) 9 houses away from this house, there is a large Senior Apartment building which offers Studio/1 bath, 1 bed/1bath, 2 bed/1bath and such.Would they have any affect on me when i start leasing/renting out the house?

The king information there most likely 3-5k not legal renting, but the citizens rate you OUT.  

@Brandon Cortes You'll likely have the easiest time with financing by being the only guarantor on the loan (as US Citizen or Perm Res) assuming you own at least 20% of the entity.
