I am working toward my first rental investment and hoping to BRRRR a property and keep the ball rolling to build a buy and hold portfolio. 100k cash budget to get started.

I'm dying to get this ball rolling.

I have 3 people already interested in the unit I live in and I wasn't even ready to price it and be ready to roll for at least another month.

Learning this business takes time and often it takes money to get things rolling. 

The methodologies I use here for Hampton Roads investing doesn't seem liek they would work in NoVA, so I would like to understand the market better to come up with a stratagy that would work for that area.If you guys don't mind, I would like to network with you guys to get something rolling.

If I were @Christopher Riley West, I would take the HML and start renovations ASAP and then start talking to banks to get the ball rolling on a refinance.

Will your lender allow you to roll it into the loan?  

More than likely your original lease had roll over clause that said it converted to a month to month after original term so ya you more that likely still are lease bound.Give proper notice which is written. put it in the mail to the landlord. post marked at least 1 day prior to the last day of the month that you will be vacating effective December 31st by 12 noon.
