However, any underwriter would probably want you to answer some questions before approving you with another loan:- What is your current Debt to Income ratio- How long have you lived in your current home- Can the rent pay for the mortgage - Are you planning on self managing or employing a Property Manager - Do you have enough money in reserves These are just some questions you would be asked if attempting to get another loan.

HI Noah,So we know your goal (right now) is to be a Cash Flow Investor with $5k a month coming in the door in rental profits every month.In some areas 5 SFH's fully paid for will do this, but as an AC Tech I doubt you have enough in the bank to pay cash in full.Meaning you are limited in your efforts by what you can bring to the table as down payments over the 5 years.Just figure out how many financed properties you will need and how many down payments (and how much) you will need and that will tell you if it is realistic for you.Down, closing costs and a reserves for repairs and replacement in the rentals, as well as turnover expenses to make them ready to rent, initially and over and over.

Once in, I'd continue to save a decent reserve fund since I would keep my low cost of living.If I go with an apartment, I could do a house hack in 12-18 months depending on what kind of rent I could get.If you were in my shoes and needed to get a place, would you go ahead and go with the house hack or wait, get an apartment, pay of all debt and get a savings together and then do a house hack 1-2 years later?
