I have a few houses in Amarillo, Tx, in them each around 20-25k renting for 450-700bought on from Ryan for 20k, put another 4 or 5 in it remodel, renting for 650 month.

The only jobs I source out are Electrical and Plumbing, all remodeling work is performed by myself.Brokers/Agents here cater the multi's toward owner occupied with tenant income to help with the mortgage because they know if an investor runs the numbers it does not cash flow positive.Best opportunity here is to locate off market multi's where owner has owned for 20+ years that require a little work.Good Luck and Happy Investing.

These banks that list their porperties on the MLS are so damn greedy, they are consistently pricing their properties that are in less than perfect condition at the same price as the home down the street that was a standard sale with granite counter tops and a full remodel.

Not to be rude, but if your new im willing to guess the property will sell for more then you expect (including cost to actually purchase ect), retail for less, and remodel will cost more.

I called the Building Code Inspections and was told you are not required to go GFCI in the kitchen if its an older building, unless you are doing major remodeling/electrical work or replacing the receptacle.

The town that I target is divided into many sections called parks, so I only used these recent sales (completely remodeled ones) since they are in the same park of the subject property.
