Find a real estate agent who knows what they're doing and pays attention to detail.

Also, surround yourself with people who have a great eye to identify items that may require your attention. 

Here's my thinking:  Initially the sign will get peoples attention.

Also, I have access to about $200k to get going on some W/S deals or flips, but in your experience is that enough to get the attention of area hard money lenders already doing business in these areas?

Withoutknowing the details I can not suggest which would be right to add on.Several you shouldpay attention to are:- Ordinance & Law: Provides additional building coverage to deal with rebuilding costIncreases due to changes in Zoning or Building laws- Personal Injury Liability: Libel, defimation of character, wrongful imprisionment, etc.

The size of these will also require a lot of property management and attention so make sure your partner is ready for this, there is a live-in manager, or the market has reputable property managers available.
