How do you screen prospects?

When you rent it you provide the same to the prospective resident.  

I email prospective tenants a tenant selection criteria that they must read and sign prior to them seeing the property. 

This is something I come across quite often as a PM, and I'd love to hear how others handle it.  I see it a lot with couples, but also with roommates.  Something that worries me is lets say wife never puts things in h...

From my previous perception (left MSP in 2013), I am looking somewhere between Minneapolis to St Paul areas along the I-94 starting from Prospect Park.

If you were another broker, I'd advise against this but since you're one of the prospective buyers that saw the house, I don't see an issue with that.

Make sure to prospect and always have the pipeline full.
