Technically I could line up a replacement job and let that pay the bills while I invest slowly (and that’s definitely one of my contingency plans) but in some ways that does defeat the purpose, since leaving the corporate world and focusing all of my time on an investment business is probably the biggest appeal for me.

Just to give you an example of the type of thing you'd be potentially looking out for, if the community has a pool terrace planned and it's orientation in the new building would face directly towards your property, that could be a source of significant noise and disturbance for you/your tenants, and could make it much harder to sell your property once the new building is built and occupied.On the positive side, new apartment buildings cost millions of dollars to develop and build, and developers really only sink that much money into areas where they're forecasting rent growth and property appreciation for their investment.

Lastly, it could be that the bank is going to portfolio your loan at below-market pricing because they want the entire banking relationship (deposits, transaction processing, consumer lending, etc) or simply want the risk (yield).Lots of local and regional banks have been retaining loans at really aggressive pricing recently as the current environment makes this favorable for them.

I think wholesaling started out as someone exploiting a "blind hole" in the existing real estate process....eventually, enough people felt they got scammed and made some noise.The handful number of deals I listed from a wholesaler were enough to convince me that I don't want to list a property brought by a wholesaler...they don't yet own the property, and they try to make money off the ignorance of the "owner of record".

My view was that if I was going to do Sec 8 again the house would really have to be rehabbed with their inspection process in mind to minimize the impact of their inspections.
