Could the space above the carport be turned into a community space or gardening area, which would add extra appeal to renters (justifying the higher rents)?

@Chris Cadez one of the things I had to let go of early on was the "would I live here" mindset when it comes to curb appeal.

Low cost fix that will make the room more appealing.

The idea of duplexes (or triplexes) is appealing because it mitigates the vacancy factor.   

Is this an appealing deal in your opinion? 

I have taken photos to show tree limbs pruned to get insurance, so maybe you can find out if you can clean (like you said, tilex mold and a Clorox wipe) then use a photograph for the mold issue.

I'd be curious what areas you focus on and find appealing.

@Sally Fairchild I’m going to go with the idea that they are appealing to people that want more $ in their pockets, therefore need bigger pockets to hold the $ and they are pretty funny, so you know... it’s kind of shall we say.. cute and funny.

This means they can appeal to the courts and easily get up to 6-months free.
