Are there any multifamily developers in Portland, OR who can give me a broad idea of what range new construction is costing per square foot (not including land/permitting/etc.) these days?

(craigslist, FSBO, zillow, etc. as well as placing signs on the street corners in the area) And keep in mind, since they are all older homes, you will have to sell them for cash or carry the paper yourself, so when you get response from your test ad, make sure to find out what the prospective buyers capabilities are. 

He had bought it for 30k in 2010 and had it rented to one tenant the whole time for 700 a month.I've had it listed for rent for a month with little interest from anyone who I'd qualify as a good prospective tenant, which seems unusual.  

While this may not be a great answer from a legal prospective, but the reality is simple....

Let them know you will be glad to give good references to prospective landlords and for them to reach out if they run into any problems.

I got a building permit, put in a temp power connection and built a perimiter fence around the land.

I've selected a market out of state that appears to be good for the prospect of long term rental ownership, and need to start taking the next steps.
