I've started with performing some initial market analysis for some of the neighborhoods in my area, and trying to find a baseline for what's hot.

I have looked at what's available only though sites like Zillow, trulia, Redfin etc. and have found a couple that are producing the results I am looking for.  

leverage is needed to scale.Although some diversification can be good as well.. he could buy a few rentals then buy a nice performing note that will not have the risk of tenants.. if a tenant should not pay one month he or she still has the note income.. also could use the note income to further snow ball that mortgage..

Where is the best site to view these type of house plans?

If it isn't directly next door, I'd say provide the W&D, or you will lose business to someone who has one on site.  

Fort Myers's market is too hot right now.  I just had one seller back out from a deal that we both had agreement with. It is getting me frustrated now. 🙄🙄🙄.
