A very small percentage have been audited, and all of those had no issues with the audit because they were adhering to the IRS rules.These vehicles are a very effective means to take greater control over your tax sheltered retirement savings and diversify your portfolio into stable and income producing assets such as real property, partnerships, private lending and the like.You do need to become educated on the IRS rules, which apply equally to a conventional IRA but you just are not given the flexibility to need to deal with them.

Expenses at 2% and property value at 3% should be within a percentage point or two of being accurate, but income at 5% will be difficult to pull off unless you have a sizable increase or two at some point, which may be feasible as you mentioned this may be below market rent.

If you are looking for a percentage for doing Property Management such as finding tenants, repair and maintenance calls, and handling tenant issues then the going rate is more 8-10% of gross rent not 1%.

I would say do an analysis and see what your pre-tax cashflow, after-tax cashflow, after-tax + loan pay down and Total Return (after-tax + loan pay down + appreciation) are as both numbers and percentages.

There are various different guidelines on this, but basically they will take a percentage of the value of the account and divide it by a certain amount of months and that is the amount shown for income on the application.
