The kids burned down the house so mom and dad are liable for the damages.I think the burden of proof would be too high for the tenant to recover from the landlord's lacquer issue.If there was a witness who saw the landlord in the garage prior to the incident or if there was physical evidence of some furniture or fence that he was applying lacquer to, then you have a situation where it's pretty clear he was there and he was engaged in an act that could reasonably believed to have started the fire.

I live in an area where tons of houses end up with roots in their underground pipes.One pipe has had recurring problems and Roto Rooter is suggesting installation of an outdoor clean-out (since the house's current one is small and insufficient).It involves excavation and the RR guy says that, unfortunately, he's not 100% sure whether the problem pipe is inside the house's footing (under the house) or outside the footing (and accessible with an excavator).

I am a bleeding heart, so not a good landlord (tenants sucker me with their hardluck stories, and their cute little kids-- which of course they just use, I was actually buying junky tenant furniture, just so that they could pay me their rent, go figure) and I have a hard time charging too much interest, my husband on the other hand... hmmm, luckily, right now he just wants to flip!

:)BTW, if anyone thinks they can buy furniture or have any other transaction within a reasonable time frame of a RE settlement without disclosing it, better think again, it can be looked at as a sham transaction.
