I'm sure their is just some key thing like having the right disclosures that i'm missing.  

What am I missing?

The heat pump works fine but is at least 20 if not 25 years old, the house also has some big trees too close to the house where big branch's have already fallen off the tree and have done damage to the roof in the past (I can tell by the patched shingles). 

I missed this, maybe yo posted whle I was typing.Nonprofit operations are specifically exempt from Dodd-Frank and other lending regulations including imputed tax rates and amounts forgiven are not applicable where there is a charitable purpose.  

I use craigslist and city data as a baseline but want to make sure i'm not missing out any great resources.

The note holder is out of town, missed last 4 payments, they should have an idea where things may be heading.
