My only concern is legality, and I just want to be sure that the mechanics of what I'm doing are correct, whether it's wholesaling or subject to.I understand the principles behind each technique, but the last thing I want to do is mess the whole thing up with ignorance.

So anytime any work had to be done to plumping, run phone/cable lines etc. the ceiling had to be damaged to gain access to the mechanical's of the house.Also, it was carpeted and about once a year in the spring moisture would seep into the basement and I would have to be diligent to get it dried up or otherwise it would cause mildew/moisture issues.

If the wholesaler is using a double closing or some other mechanism to hide the actual fee from the seller then I have a real problem.

Maybe going to a trade school and learning to be a plumber or auto mechanic or dental assistant is a better fit.
