I was considering doing something very similar but in your situation there is not enough meat on the bone for this to work. $140/mo before expenses is not a profitable endeavor.

One other thought, is there enough meat on the bone here that you could up your offer a bit to placate the seller?

The route i want to take is buying at auctions but I need help partnering with a driver and someone to represent me at the auctions and clear the title and manager the project primarily.

If its not for an investment then you just need to consider if it meats everything on your personal list for a nice property.
