I thought I saw a BP group meet up for the last Wednesday of the month, but I haven’t been able to locate that thread again to check time/place.

I understand I might not get that lucky but unless the house is in the worst neighborhood ever should I concentrate on the right flip for me and not worry if it's not located in my target zip code

Where exactly in SD is your property located?

Shoot, I forgot to update my location on BP.

The only problem is that I will be in a job rotation program for the next 2 years, meaning I'll be changing locations every 6 months.

Does the property work better as a vacation rental because of the size/location (you can earn more using it a vacation rental)?

It is however in a neighborhood that is being modernized and is centrally located to many places.

An "honest" PM is a Broker and follows the RE guidelines and state laws for the area they are located. 

. $1 psf/mo NNN ($12 psf/yr) NNN speaks volumes about the location from a national restaurant chain perspective. 

Since then I have become fascinated in Long Distance Real Estate Investing but I'm still trying to figure out what areas(location) and business(SFH, Multi, Apartment) to focus on.
