We recently signed up for smrtphone.Currently we're calling our market and we get calls back, but the issue we're having is smrtphone isn't giving them any information as to who the lead is or which campaign it's from. smrtphone has instructed us we have to search through the different campaigns to see who the person is.

I start marketing as soon as the current renter gives notice.

I see this a lot in the current market, and saw it a fair amount in the down market.

That said, the seasonality of your locale and population who require 1-3 month housing will determine whether the calendar will fill.  

However, you may have better luck with local credit unions or private lenders who specialize in land loans.
