I'm not sure if we should pay for a professional to come out and deep clean them which ive gathered will cost us $170 and that may not even clean them enough..or should I just leave them for the landlord to deal with.

thanks in advanceIMO in this situation a hard money loan would work best.your ARV is 160k. in today's market most hard money lenders will do 65% of that amount which would include money to purchase the property and they would put the repair money in escrow.160k * .65 = 104k.that leaves 44k for the repairs.

I'm going to echo Mike, get a good RE attorney, one that has experience in the area that you need.If she wins in court you could have some big issues to deal with, possibly even the condemnation of your building, which means everyone will have to leave!!!
