I was wondering if anyone had any tips on marketing for distressed/ motivated seller.

I get a motivated seller that needs to sell their house and wants my help.

Also, Is there a way to structure  payment to a property manager in such a way that motivates them to get the best tenant in the unit as opposed to a flat percentage?

Actually reminded me of the the book "How to Win Friends and Influence People".

You would be surprised how many sellers will finance the deal for you with great terms-that's what motivated sellers (that have equity) do..... 

I'd recommend investing in the area you are going to be after your six months in Benning so you can have more influence on whatever property(s) you own, especially as a beginner.

Sorry I couldn't be more helpful but if the location is bad the owner is going to have to get more motivated or its going to sit unsold for a while, imo.

Half of them have a family to take care of, including me, so we're highly motivated to succeed.
