We plan on renovating the bathrooms and replacing all bedroom carpet with hardwood or faux-hardwood tile.Even after finishing these updates to the house, I don't think it will have appreciated enough to refinance (thinking BRRR).

I always assumed better flooring and other supplies would add to the overall value but the more I look into this it seems they are just comping square footage to comparable homes, bathrooms, rooms in home and not so much focused on what is actually done to the home itself.

But a kitchen, 2 bathrooms, full basement, deck, porch etc.. that took a helper and I 5months.

I want to go multi family, but have been thinking I should start with Sfh because easier to manage and less to maintain such as bathrooms and kitchens. 

The kitchen needs to be updated, but the bathrooms were recently renovated. 

It is not OK to take a week to redo a bathroom or kitchen with a tenant in the unit. 

Called one bank and they said I needed a functional kitchen and bathroom.
