For the lease, many people who self manage find a generic one for their state online, but it’s usually a good idea to have an attorney look it over or even draft one for you to make sure it’s solid and covers all the bases.

The idea that you can build wealth without putting any money into it is a recipe for disaster and the sales pitch of gurus trying to steal your money.

Don't hold your breath.In the future, I recommend you consider using a property manager that can protect you from mistakes like this.

Soon i will be looking for financing to buy either a property to rent and hold, or to fix and flip.  

Thanks for sharing the idea that Fix-It-All absorbs water and can promote rot in the wood it contacts.

I have his number but haven't called him in 30 years......perhaps somebody knows something here.......Some of his material would make a great course for my kids school....that's how important his ideas are.........I know he had mentors too so I'm not giving him all the credit.........any feedback would be appreciated....thanks

I'm house hacking so I do live in the basement while managing the property but had nothing to do with it and no idea who did.

I currently have a full-time career as a senior engineer in the aerospace industry, but I’ve always been interested in real estate, and I view REI as a way to supplement my future retirement.I’m interested in initially doing fix and flips to build up capital for buy and hold investments in multi-family properties, and I have about $200K in home equity that I can leverage to get started.

Slight cosmetic or even larger cosmetic issues like cabinets and stuff I have no problem negotiating the price down and holding it to complete a remodel to then turn and rent it out or even if I find something undervalued picking that up and rehabbing it and reselling it. again I am WAY new I just finished the book and I am sure my agent will  help me she's wonderful!
