I would be open to discussing with a high quality tenant who you can communicate well with. 

Most plumbers don't know a lot about sewage ejector pumps because there is not a high percent of them around compared to the millions of properties.

SD has a historically high appreciation rate and it sounds like you also did a lot of work to it. 

Airbnb will ask for pictures, receipts, invoices, etc.For future, I think it comes down to vetting guests.
