It's achievable however that's heavily dependent on how you invest.  

The safer investments right now would be RE seeing as RE isn’t as heavily effected by the CoronaVirus as the stock market is right now (Major companies such as Disney closing, or JNJ and other companies with warehouses being closed, along with airlines and hotels taking a hit).

Rental real estate is a great investment but its not passive, to find a good property manager that is going to provide you with top notch customer service, processes, systems, technology, etc, you'll need to interview and vet them heavily. 

the laws are heavily tenant favored , but if you screen well and keep your places up, its not too bad .i think the bigger issue are property taxes are out of control .

Being right" isn't worth going to jail / being heavily fined.You'll also want to check with someone familiar with Federal statutes - may be a EHO (Equal Housing Opportunity) violation.

And that is only by running the numbers after 30 years, but the reality is most of us will be living on our own for 50-60+ years which also heavily favors owning since eventually we no longer have the cost of the mortgage itself.Show me a realistic long term scenario where renting is cheaper than owning. 

Their profitability leans heavily on the ancillary services; title search and land transfer, insurance, etc. 

The most successful places have heavily themed rooms and the like.

It is solid, but the job market is too heavily concentrated in manufacturing for my liking.
