Contacted the seller to submit an offer of $150K simply because i seen that's what it was last listed on the MLS for before it was removed.

The FTB insisted the liens were filed properly but at least the credit bureaus removed them.  

There was over foot or so of snow on the roof, so the roof couldn't be completed, and getting a roll off to remove the debris also posed to be a challenge considering the area around the property.

There was a story a few years ago about how most weren't removing them per the guidelines. 

Without refinancing to remove PMI and /or raising rent, I'd be a bit cautious that it will cash flow.

Couple that with their pricing and I have removed them from my selection process a few months ago.

There was no process in place for the removal of large items and none of the tenants thought to bring it to our attention!

I understand that early on you may need to be a cog in the wheel so that you are gaining sweat equity rather than spending cash, but as soon as you can remove yourself from the system.
