You can find great SFH deals but they will be like hunting for ants under rocks, you won't find them just sitting out in the open on roofstock. 

I cover Charlotte Metro area - north of CLT to Statesville, NC & Salisbury, NC, west to Gastonia, NC, and south to Rock Hill, SC. 

So that one to me is absolutely rock solid, no question.I have another PM that is a little more basic, I need to actually request information from him if I want an actual copy of back up invoices.

It went to Kansas City, Memphis, Oklahoma, Springfield MO, Little Rock, then to its destination - 9 days.

This weekend, I went driving with an investor from NYC, showing her around Austin, Pflugerville, Round Rock and Georgetown.  

If you want something “lower” relative cost and less work, I would focus on Pflugerville, Round Rock, Cedar Park, and evening Leander.

Like: Memphis, Little Rock, Indianapolis, Birmingham, Dayton, Kansas City etc

You just can't tell a a square of rock how great you are and expect it to be impressed with your wonderful self-confidence and positive attitude.
