The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.

Debt to income ratio is my primary concern, and I'm glad you guided me in the direction of consulting with a mortgage broker.

I have been reading every real estate book, listening to podcasts, and learning for years while telling myself I justed don't know enough, don't have enough saved, or have too much to lose to get out on the edge and take a chance in investing.

I also recommend  @J scott's book on estimating rehab costs.
