I guess it depends on what the strategy is, and from a buy and hold perspective, there are pockets near the U of A that could be great deals if found at a correct price.

The financing is easier and they’re easier to manage.I am not super familiar with the Huntsville area but I am guessing 30k gets you 2 or close to it single family rentals.From there I would branch off to residential multifamily and so on.

My guess is there needs to be $40-60k in rehab needed and there is no money to be made.With that said I have made two deals on MLS listed houses that were on for a long time.

In nice part of alliente area) #2 I guess this goes for both 1 and 2 but i know that eventually real estate markets always rise howe er is it a smart idea to buy in market right now with everyone 50/50 prices on houses seemed to have either doubled in value and or upped 70-100k in value..is vegas in a bubble is it not should i wait or just buy for the long haul because itll bounce back if it pops.
