John i dont have the expertise at the finished product you do. but I have historical data on delivered log prices since I have done that for decades.. in the 80s Doug fir  ( this is all west coast ) was about 400 to 500 MBF delivered number 2 to 3 log or what we call a domestic log.. the export log was always higher priced ( also higher quality as the Japanese paid premium prices for premium logs and thats a whole nother discussion of how the Japanese build their homes.then things picked up and spotted owl and cost rose to about 600 in the early to mid 90s  but export from 93 to 97 sky rocked to over 1k per mbf.

Spent $5,000 to $10,000 for an off the shelf asset protection “system” that doesn’t work in real life; $10,000- - $30,000 for individual planning by asset protection law firms that also doesn’t work, or spend $50,000 on up for true asset planning protection by the few attorneys who have the expertise and experience necessary to come up with a plan that has a reasonable shot at surviving creditor attack.For most the basics will get you where you need to be.

Obviously folks with ridiculous incomes or have businesses that pay off cars/housing expenses are the exception, but Dave is generally talking to a caller with very littler financial expertise who is stuck making poor financial decision after poor financial decision.

As for those who choose to allow STR arbitrage I suspect in virtually all cases they would be better off using a professional PM that has a business license, insurance, expertise, typically has a crew and connections, etc.
