The veteran was going to tear the shed down anyways, so it was beyond stupid.In general, for VA and older properties, one should be cynical and set aside a few grand to fix stupid things for the VA prior to closing but after loan approval.

Explain that even when he dies, he can set it up so that his kids and grand-kids will continue to get the money.Explain to him that the taxation of owner-financing means that he'll pay a lot less money in taxes, and he'll make additional money in interest.People like security, and things that are easy, and extra money.
