Even with a down real estate market in the coming months, I don't see that lasting more than a few quarters.I am also assuming solid property management and a good team of people.I also figure this gets my feet wet and with my other disposable income coming in I either hold it just in case this fails or continue to explore other investments.Anyway - let my learning begin - where am I going wrong?

You're still exploring all that's available and that will take time.

I would definitely suggest exploring a few more modern systems.

Without going into too much detail, my current job has put me in a somewhat unique situation of having a enough capital to begin investing with from a signing bonus, but not having a stable or high enough income with which I think I could qualify for conventional loans.

And jumping in like that could make her look like a dealer with sale as her primary intent.I'd explore the issue a little more and see if she can be a guarantor without being on title. 

I do believe there could be some unique opportunities in the next 2-4 months. 

If they're rentals, maybe the owner would like a solution to their bad tenant problem.Has anyone explored these options?

Getting financing as an investment is something that any investor should explore prior to making a purchase.

Lease is to expire mid June and he is not sure he can afford to renew for one year and wanted to explore options.Other than not increasing rent, switching to month to month, the "until further notice" does not give much to budget and plan.
