I have years of experience in real estate but more on the commercial investing and property management side.

In fact I know a few people who have had good experiences with Crexi.

I've heard flipping might be a good place to start, but would love to hear about people's opinions and experiences in these types of markets.

Landlord insurance protects you from unforeseen liabilities which relate to your operation of the property as a rental (i.e. advertising injury, someone slips and falls at a showing, an invitee of your tenant gets hurt on the property, etc.). 

Candidate 1: pit bull is a liability for you, regardless of tenant's insurance; paying a year in advance is a red flag -  @Theresa Harris is right. 

I have been doing this for a number of years & have experience with different courses. 

Now they only way is to receive a commissioner's adjustment or you have to apply for a hotel operators license Yes - that’s been my experience having first applied late last year.
