I've been talking to a RE agent who wants me to sign an exclusive buyers rep agreement with them.

I would love to do exclusively online but I have three tenants who don't have online access so I have to have another option for them.

@Gurpal Cheema The agent's contract to list with the owner is exclusive.

You also get a capital gains exclusion every 2 years if you live in the house as your primary residence. 

The difference is that it is for the "Exclusive Rental Rights" so the Managing Agent is granted the exclusive use of the property from the Owner/Landlord verses being granted the ability to sub-lease it.Please feel free to PM me and I will send over a copy.Best,Tanner

We looked almost exclusively at foreclosures that required under $10k in rehab.

I assume this is laminate hardwood.  1) Use newspaper as a pad.  3 layers is plenty.2) Try the HomeDepot traffic master pecan.  

Both do exclusively vacation rentals listen to those they will tell you more than I could.
