How on earth would he even draw up legal paperwork for that if he might have to evict the tenant if they don't move out when property sold? 

I've done a few seller financed deals as a buyer, and the paperwork is fairly straight forward.

One tip - make sure you have all the terms of the loan in writing, even if it's not officially notarized or attorney drawn up paperwork.

Essentially all you are doing is drafting a substitution of collateral contract and a mortgage on the new collateral will get recorded.

You essentially just can't advertise - No felonies, credit scores over 650 required, no section 8, ect ect. 

I can essentially drop rent by 43% before I ever have to reach into my own pocket to cover the mortgage.That will either keep the tenant or hopefully allow me to fill the property fairly quickly after the current tenant leaves.
