Thanks for the positive feedback...i already gave the tenants the notice of non-renewal and I have been at peace since then.  

For me, the peace of mind from going with a Nevada attorney who knows the ins-and-outs of Nevada law and who was available to meet if needed was worth the $500.

I haven't explored the program in detail but when I did briefly look into it I found they would have a company come out and make up to $2-3k in enhancements.

I have just discovered a couple off tools that well make a great difference and my productivity and I am very excited to share my discoveries.Both my education and communication will be enhanced by the use of these tools.

I've taught Dave Ramsey's Financial Peace University through my church and I thought maybe it's worthwhile to offer to send my renting families through the class?

-I have no problem with remote CPA's but most of them don't have time as they also outsource admin works to their freelancers and when it goes to them it just becomes number, but I am looking for someone who can also answer my questions and build a long-term strategy which will help me to enhance my future tax strategy.
