My mind frame now has evolved from two years ago, and I now see the extra income as enabling greater security reserves, providing the ability to hire repair folks instead of DIY which saves personal time, and to improve the property more beyond the minimal.

Your "compassion" is enabling their bad behavior and this is the key thing you need to understand.

Then I transfer it internally in my bank into the individual building’s checking account.

So what should you look for in an individual, team, or company that intends to take care of your investment property day-to-day? 

Of course it plays into that because it dictates what I can refinance my commercial buildings at, but I'm looking at the area for that rather than an individual buildings.
