What I usually do is hit google for lenders, accumulate about 15 names/numbers/email addresses and then contact all of them and tell them what I'm trying to put together, the best one to deal with usually presents themselves fairly quickly in my experience.

It indicates to me that the applicant has a history of making late payments or stiffing a creditor.If the property is not generating a lot of applications, I would definitely have the applicant address the 600 credit score, review credit reports to what has been going on and see if there has been any improvement in payment pattern.

Then I have to try to find out if it's multi-tenant which is sometimes impossible and involves a bunch of Google searching with the address to see if multiple suite numbers show up or tenant names appear in Yelp, and occasionally finding it on the Property Tax website.
