Wholesalers are a drain on the real estate investing industry and impact all of us by making transactions more costly and contributing to the public's distrust or suspicion of real estate investors.

Ive used PPC extensively for many years , Ive read extensive info on it and feedback,its very expensive and only works on very large budgets , like 100,000 + per year,otherwise it will drain you money and provide very low quality leads

That is the quickest way to throw money down the drain.  

@Kevin Moen  one can make 100% apr CoC on performing loans as well without all the risk and brain drain of non performing notes..

You would not catch me dead again in a house that just drained money out of my pocket like the townhouse next to the mall with the HOA robbing me blind. 

Keep 2 plungers in the house, along with Liquid Fire or other acid drain opener.

Fix those smalls like clearing drains even if it may have been tenant-caused.

You can buy a tub at HD for $200 but you will also replace the drain and overflow which can be a little tricky on old tubs.  

Shortly after purchasing one of our first SFRs the water was coming up through just about every drain in the left side of the house.
