No doubt this party will change its theme at some point, but back to my previous post in this thread what you want is at least a few years of rent growth plus some ability to bump rents with better management and/or physical improvements and this 4% return grows substantially relatively soon...not to mention the added asset value resulting from the higher income.

It’s doubtful the wholesaler can perform, drop the price to 5% or so above that price, keep the property listed.  

I'm not sure as far as California Law or even what the local laws say about this in SD but I'd hire a true professional to come out and do it (just to play it on the safe side) -- when in doubt, have a professional do it. 

Just the individual park owned homes I'm having doubts over.

Covering siding is similar (though usually I see that with insulbrick not the cement version). 

Turnkey's a lot better than sitting on the sidelines, and I doubt buying a turnkey will be all about sitting pretty and letting someone else worry!
