Stephanie, this would be appropriate for the marketplace since it looks like a promotion, not general REI forum.

I provided the sale price being around 130,000 and she was able to provide LTV at 95%, term being 30 yrs and Rate at 4% and they currently have a promotion that they'll pay up to $2,500 of closing cost.

At first it seemed great but then I kept get these promotional emails to purchase something else from her.

I think that @Jillian Sidoti is talking about crowdfunding/syndication EQUITY and @Ivan Vargas is talking about DEBT crowdfunding.....apples and oranges.If you are an experienced real estate investor/syndicator with a VERIFIABLE track record of success you may be able to raise equity funds through a crowdfunding platform and receive a "promoters" interest, but the vast majority of ownership will go to the money investors.  

A security is 1. the investment of money 2. in a common enterprise 3. with the expectation of profits 4. through the efforts of a promoter.
