If your child LLCs already have operating agreements, you just draw up a resolution stating that the members have changed (needs to be signed by the previous and subsequent members).  

I have in the past attended hearings with my tenant when/if they can prove they are in the right, and my property manager now goes to violation hearings for me if tenant is disputing charge as it's been my experience that HOAs do not listen to tenants and the owner or his agent being present makes a world of difference.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

Can this be disputed on the grounds that the bank filed and was granted an order to vacate the order of foreclosure?
