Does anyone have a good contractor in the area to refer for repair estimates?

My rule of thumb, estimate 10% of the total purchase price as closing costs.

Hi all, Looking for recommendations on a contractor as I need to scoop of work estimate in a two family house in Elizabeth, NJ.

@Sarah Buchanan with the given details, my initial reaction would be to take the square footage discrepancy, as well as the cost to repair the flooding issue and revise your offer.

Some of these points (1, 3 & 5) are covered in the details of the deal: Not CBS, roof in good condition (5+ yrs), wood exterior would need some repairs in short time, electric OK, plumbing would need repair.

For me, I feel this way because every estimate I've ever had from a handyman was ridiculously high.
