Not only do you have dues you can't ever predict, but the rules can change, the association could end up with idiots (very common) on the board who destroy the financials - it's like inviting a whole bunch of strangers who probably have zero real estate savvy or property management savvy or commercial financial management savvy - into your investment.I made the mistake of investing in one once, after only owning anything fee simple prior, and I couldn't wait to sell it. 

This could be as simple as rioting and looting destroying local neighborhoods and no recourse from the government (almost like they are supporting and inflaming it) enforcing rule of law and order. 

Cat pees all over the carpet and let's say destroyed a couple of blinds (the more common damage I can think of), you will get a professional cleaner for$400-500 to clean the carpet plus let's say $200 for the blinds.  

I tend to believe he is telling the truth because if word got out that Dave Ramsey was leveraged, it would destroy his business.

I would consider putting them in your name so you can protect your fridge (if it can be salvaged - German roaches can get in the back of appliances and destroy them).  

Be extra cautious as most individuals going through divorce typically are deep in debt and have destroyed their credit as a direct result of the divorce

I've just heard nightmare stories about residents who destroy a newly renovated property by being totally unsanitary.
