I currently work as a dental hygienist full time and am looking to expand into the world of real estate investing.

The listing agent should be able to go to the servicers and explain why there is a delay and ask them to extend the date on the approval letter and then you and the seller signing a closing extension.There has to be some procedural hurdle that is holding this up.

Now you learn from the  experience and you improve the procedure.

I don't know the exact NY procedures, but your grandparents could probably buy the lien from whoever bought it, or just pay it off at the county.

@Yuriy Skripnichenko - I agree that multi-unit properties are the ones affected, but keep in mind that's what a lot of investors are seeking , plus whenever possible keeping policies, procedures and paperwork consistent across rentals can make managing easier.And the multi-unit owners also need to post a recycling plan for Philadelphia properties.

I suggest that you take a short Real Estate course that will give you a a low cost foundation in Real Estate,  law, transactions and sales transactions that will help you understand the procedures of your state.

But it does not restrict or limit other applications that follow appropriate procedures and practices that adhere to and follow the rules of Sec. 1031.  

I would assume as long as I follow AZ procedures I could carry all of this out on my own?
