Is there a recommended paint finish for rentals that is easier to clean or does it really matter?

If not you can start with a bridge loan and then refi once the property is cleaned up and rented. 

So we see some really problems with coverage for things like a hot tub servicing (too dirty), extra cleaning, having a pet, extra guests... etc. 

A tenant might destroy the unit and disappear or they may turn it over clean and ready to rent to the next tenant.

The lady in the second unit is a long term tenant and is clean and easy going (been there for 15 years or so). 

When you're getting ready to sell a property, investment or otherwise, what does everyone do in regards for having the space professionally cleaned before marketing? 

I think the issues brought up earlier in this discussion is many people don't operate their LLC cleanly/properly and when they lose the lawsuit they find that they limited liability protection they sought via the LLC is actually not there. 

The selling agent told my agent they didn't even have time to clean the house and the appliances shown in the original pictures were not there when it was listed for sale.
