I have a current property that is being offered to me at 225k.

We take turns cooking for each other and my mom is a SUPER GOOD COOK!!!! 

Ended up reaching out to an investor friend that became a private lender for me at 2 points and 9%.

This will be a long term hold for me (at least that's the plan).I know it's tough for you guys to make the call without knowing the area or my goals, but please throw your opinions in the mix. 

Otherwise, the economy is mostly service based beyond a processing plant here and there for  agriculture/ranch production (meat processing plant, grain mills and elevators, equipment sales, etc.). 

If you can find properties that have enough meat on the bone to renovate and raise rents, you can be all in for nothing or a small down payment.

. $50/property sounds like a bargain to me as that would cost me at least a few hundred dollars.

Also nobody else can figure out how to cook a dog and stand at the next corner selling them for $2.00.

For me, there would have to be a heck of a lot of meat on the bone to burn calories pursuing something like this....
