After reading David Greene's "Long-Distance Real Estate Investing" and months worth of roaming around biggerpockets we decided pull the trigger on our first BRRRR project.

@Jared Lasko Believe it or not I self manage from a distance. 16 doors in 3 different towns.

I went through a family friend who was a realtor but she said that the only homes she could find in my limited budget of $110,000 was about 1.5 hour commute.

In particular, I'm curius about towns with preferential taxes and easy commutes to NYC.

It's like 2 coyotes and 1 sheep voting on what to have for dinner, and you're the sheep.Airbnb can be done from a distance. 

But in most cases, you wouldn't be doing that unless you were to move states and manage the first property by long-distance which most beginners don't do. 

Purchase price: $124,000 Cash invested: $2,000 It was walking distance from nearby Walmart.

The plan is to move back to Canada and mange the properties I acquireI’ve seen Cap rates from 8-10% and even more, but again, this info is through MLS For the US, I don’t believe in managing projects long distances, and I have no idea what’s the market like, or where to even startI see the opportunities are much more lucrative, but US is totally alien territory to meWhat’s your insight about the US and where with what amount of capital required?
